Best Airbnb Staging Tips of 2022

Staging is one of the most important aspects of your vacation rental service. The truth is, staging your Airbnb listing for success requires more than just a quick rearranging of furniture. As we approach the new year, we also approach more competition. You want to make sure that regardless of time or trend, your space remains highly competitive and desirable among clientele.

To find out what kind of staging will perform well in 2022, hosts can look towards social media and interior design. Home design and decor accounts on Tiktok and Instagram provide real time insight into what guests are looking for in a vacation rental. Interior designers are professionals who know what elements of staging will actually work for your audience.

If you’re looking for ways to enhance your vacation rental service, consider incorporating one or more of the following staging tips into your spatial design:

Create Home Offices & Multifunctional Spaces

Single-use spaces, designated exclusively for just one home activity are a thing of the past. With work and home areas becoming increasingly fluid, the rise of multifunctional spaces has taken place.

Guests are looking to merge—not separate—activities taking place in the home. Open layout designs allow for whoever is in the kitchen to interact with those in the living room. Dining rooms can easily double as home offices.

Even if your vacation rental is relatively small, there’s plenty of ways for you to take advantage of your Airbnb’s square footage. If nothing else, you want to create at least a home office or workstation.

As people continue to work from home and companies incentivize “workcations,” you want to make sure your Airbnb listing accommodates these emerging, guest needs. A few things to keep in mind when creating a home office in your Airbnb:

  • Location: Ideally, an in-home workstation will be situated in a quiet area of the home with easy access to outlets. It should also be placed near windows where sunlight and fresh air are welcomed.

  • Equipment: Carefully select items that will enhance a remote worker's stay such as extension cords, storage space, and a coaster. Avoid indulging in items that will produce clutter.

  • Color: Colors such as subtle greens and blues, as well as neutrals, are all known for calming the mind. Try to avoid bright colors such as orange, red, and yellow, as they are energizing and can cause restlessness.

Add Pops of Color & Retro Accents

That being said, there’s no need to forgo electrifying colors in other areas of the home. If you’re someone who enjoys pops of color or retro pieces of furniture, you’ll be pleased to find out they’re making a comeback in 2022.

Lead designer of Maggie Griffin Design, Maggie Griffin, says she’s had numerous requests for color in her client proposals for the upcoming year. Caron Woolsey, founder of CW Interiors anticipates "Colored glass and unusually shaped tiles, such as scalloped, pentagonal, and triangular, will be popular in 2022."

This kind of home decor is on par with a TikTok trend we’ve picked up on in the second half of 2021, branded eclectic nostalgic. It represents an abundance of bright colors, shapes, and objects referencing home decor in the 70's and 80’s.

Hosts are using words such as “disco,” “eclectic,” and “psychedelic” to brand their spaces as eclectic nostalgic. There’s already 50,000 Airbnb listings on the platform with such verbiage.

Wondering how you can transform your space into an eclectic nostalgic vacation rental? Check out the shopping pointers below to secure authentic, vintage items that are sure to make your Airbnb listing stand out from the rest:

  • Purchase vintage furniture pieces online at reputable websites such as 1st Dibs & Chairish. Both websites offer a large selection of vintage items and are known to be trustworthy among shoppers.

  • If your budget allows it, attend an antique auction or estate sale. There’s a good chance you’ll find rare trinkets and furniture at such events, possibly items no one else has!

  • Keep an eye out for local fairs and markets in your city. Lesser-known artisans sell their work at these locations and are often willing to negotiate on price.

Incorporate Neutral Furniture & Green Plants

Vice President of interior design at Modsy, Alessandra Wood, says she’s noticed a shift in the kind of neutrals clients are requesting. "We're seeing customers ditching white, cream, and ivory sofas and upholstered pieces for richer, earthy neutrals such as camel, taupe, cognac, rust, and sage," she says.

Neutral tones that are richer in color represent cozy spaces that really make people feel at ease, almost as if they are in nature. It’s also on par with the botanical aesthetic we see populating a number of Airbnb listings on the platform.

Elements of light wood, green plants, and even floating shelves all contribute to a more natural aura within the home. Plants are also of course known for purifying the air and promoting a sense of calmness throughout the space.

Phrases such as “monstera,” “potted plants,” and “lush” are used by hosts to distinguish their Airbnb listing as a natural oasis. There’s currently about 45,000 Airbnb listings representing the botanical aesthetic.

If you’re new to the plant craze that’s taking place on TikTok and among Airbnb hosts, don’t worry. Here’s a quick overview of greenery that serves the home well:

  • Monstera: Known for its uniquely cut-out-shaped leaves, this plant is easy to keep up as it thrives in low-light interiors.

  • Palm: Flourishing in partial sun, this plant is also easy to maintain and comes in a wide variety of sizes to fit any space.

  • Snake Plant: Said to absorb negative energy, this plant does well in indirect sunlight and requires minimal watering.
